Land Surveying

Recognized among the world’s oldest professions, land surveying involves measuring, mapping, and chronicling natural and man-made environments. The need to measure, record, and document lands and their boundaries is more important today than ever before. From various governments to private-sector projects, PND has provided an array of professional land surveying services for the past four decades.

Providing safety, accuracy, and efficiency is part of every land surveying service at PND.

As land surveying equipment has modernized, so have we, implementing cutting-edge technologies from modern survey grade GPS to 3D laser scanners and aerial mapping to seafloor modeling. PND can meet the mapping demands of any project at any time. Our team of surveyors use the latest equipment and technologies to accurately and efficiently capture geospatial data to provide custom-tailored solutions to our clients on schedule and on budget.

Versatile Survey Services

Having worked with private residents, government agencies, and large construction companies on projects large and small—we can do any task, anywhere

Topographic, Design, & As-Built Surveys

Every engineering design is based on data. Survey data provides crucial, specific insight for designers to understand site attributes such as existing terrain topography, hydrographic conditions, and existing infrastructure. Topographic and as-built surveys are critical to calculating earthwork quantities, identifying how stormwater travels across a site, and mapping aboveground and underground utilities. From undeveloped sites all the way through project completion, PND’s surveyors can meet all our clients’ surveying and mapping needs.

Terrestrial & Aerial LiDAR/3D Laser Scanning

Not every project involves accessible terrain. LiDAR technologies allow us to rapidly collect millions of data that can be used to create highly accurate virtual environments. Combined with a high-resolution camera and mounted on an aerial drone, this technology allows us to scan and collect hundreds of points per square foot to map every feature on a project site while simultaneously creating detailed aerial images. Using the latest software suites, PND sorts, filters, colorizes, and categorizes each datum point, which allows us to strip away trees, bushes, and vegetation from heavily forested sites to reveal the bare earth beneath. By combining terrestrial and aerial data collection, we create incredibly detailed 3D models and virtual environments from undeveloped sites to urban landscapes.

Bathymetric Seafloor Mapping

Both waterfront and coastal engineering are among PND’s main services, and many of our projects take place on and beneath the water. In order to meticulously design floating docks, piers, and mooring piles, we must know what is below the water’s surface. By collecting and processing bathymetric survey data, our surveyors create detailed subsea maps that enable our engineers to understand the conditions of the seafloor, allowing them to optimize every project’s individual design.

Right-of-Way & Property Boundary Surveys

Whether it’s locating existing property boundaries or understanding the extents of public rights-of-way, PND can assist you. Expanding infrastructure in developed areas requires in-depth knowledge of property and right-of-way regulations. PND’s surveyors routinely research and establish boundaries and access for design efforts. Our team of surveyors are highly adept at researching existing property records, performing boundary computations, identifying easements, and transferring legal descriptions from paper deeds to points on the ground. We have extensive experience with residential and commercial (ALTA) real estate surveys that are compliant with state and federal laws and regulations. We also provide right-of-way mapping services to establish boundaries between public and private lands.

Subdivisions & Platting Services

From lot line vacations to full-scale residential subdivisions, PND performs requisite records research, retraces property boundaries of large tracts, and creates subdivision plats tailored to the clients’ needs that comply with all local, state, and federal regulations. Whether your project is located in the city or in a remote village, we have the experience and knowledge to support any of your platting needs.

Alaska State Land & Tideland Surveys

Upland and tideland surveys are essential for proper management, development, and conservation of Alaska’s land and coastal resources. Projects on Alaska’s state-owned land, particularly tidelands, require a multistep process that takes years to complete. PND has navigated this process many times over the years. Our knowledgeable staff can provide the critical support needed for navigating the process of leasing or acquiring state-owned lands and tidelands from inception to completion.
